  1. REPRESENTATION OF COMMUNITY:
  • a representing of community externally before national and council administration;

  • a representing of community in co-owner relations;

  1. BANK AND ACCOUNTING MAINTENANCE:
  • carrying out all activities in case of bestowal of NIP and REGON number for Community;

  • opening of bank account for Community and making all financial transfers via that account;

  • running of financial transfers with media deliverers and other entities providing the services for Community;

  • permanent, current monitoring of media usage costs in the individual accommodations;

  • drawing up the financial reports for Community (at least one per year);

  • preparing the annual economic plan for shared property and obeying of investment tasks realisation deadlines;

  • help in getting an investment credit  e.g. for thermal insulation of building;

  1. ADMINISTRATIVE SERVICES:
  • assurance of municipal services delivery, making and changes of contracts with media providers and other providers needed to proper  function of shared property;

  • changes and  negotiations of contract conditions with  building insurer. We have a possibility to negotiate of  favorable additional packets of insurance e.g.  apartment insurance;

  • taking care of keeping the building and property grounds in cleanliness;

  • preparation, calling and service of the Community meeting;

  • giving the authentications, certificates for property owners concerned apartment supplements, social welfare etc;

  1. TECHNICAL MAINTENANCE OF PROPERTY:
  • running the technical documentation of property, book of building object in accordance with building law;

  • commission of technical control and periodical overview of property as well as its equipment;

  • commission and control of current repairs and building maintenance;

  • control of breakdown removing and their effects;

  • supervision of work and proper workmanship of overhauls, modernization, professional take over of these work;

  • technical maintenance of property in scope of utilities emergency service;

  • preparation and carrying out the offer's contest, public investment orders concerning a Community functionality, overhauls, etc.

  1. LEGAL SERVICES:
  • working out of resolutions and other legal records of community (regulations, charter);

  • free advices in scope of functionality of community.
